Whenever any subdivision of land is to be made, before any contract for sale of such subdivision or any part thereof is made, before any grading, clearing, construction or other improvement is undertaken, or before any permit for erection of a structure in such proposed subdivision is granted, the subdivider will apply in writing to the Planning Commission for and secure approval of the proposed subdivision.
Instructions:
1. A letter of intent as to what you wish to do.
2. A map scaled with footage to comply with zoning. This may be in the form of a sketch to save time and expense in reaching an agreement with the Planning Commission.
3. Application form filled out.
4. A check for $100.00 for the subdivision, creating one additional lot, $200.00 for two or more lots. If more hearings are needed, there will be an extra charge.
5. APPLICATION MUST BE IN THE OFFICE 20 DAYS PRIOR TO THE PLANNING COMMISSION HEARING.
6. You or your agent should be at the regular meeting of the Planning Commission, to explain or to answer any questions from the board.
7. Upon Planning Commission preliminary approval, your subdivision must be warned in the newspaper, for the next monthly meeting. We highly suggest that you or your agent be at this meeting to answer any questions from the public.
8. It is your responsibility to check with the State Environmental Office and/or the State Fire Prevention Division to see if any permit is needed from them.
9. A certified Mylar survey must be filed in accordance with Title 27 Chapter 17, in the Town Clerks Office, to receive final approval of the subdivided land. A paper copy must be provided to the Planning Commission for their records before your final meeting. No building permits or construction will be permitted prior to this filing. If not filed within 90 days all agreements will become null and void.

11. These instructions are designed to serve only as a guide, for making application to the Planning Commission.
12. The Planning Commission may stipulate other changes or requirements.
