Meeting Opened at 8:00 A.M.
Pete Norris explained the layout of the proposed project in relation to the how it corresponds to the land. There will be 2 accesses. One from Campground Road and one from Dog Team Road. Will Pyle expressed concern regarding truck traffic. Campground Rd is a more desirable means of egress, especially for a large vehicle. Signage would be placed indicating that trucks should exit onto Campground Road.
Pete indicated that he wants the businesses entrances to face the west and their entrances via the access road. With appropriate landscaping along the Route 7 buffer area. Don Johnston asked if parking was allowed in the buffer area.
John Madden asked if Pete was selling the lots, or if he was leasing/retaining these lots. Pete mentioned that he would sell the lots but with restrictions, i.e., building architecture, associated screening, etc., approved by himself and the Planning Commission.
Pete showed where the approximate location of the access road would be. Don Johnston wondered if access could be from Campground Road only. Would this affect the Fire Dept. Pete mentioned that large trucks would need a large turn around area, if only one access way and it would be more desirable to have 2 accesses. Al Karnatz mentioned that the plan does not show any road cuts from Route 7. Pete mentioned that the State did approve only a road cut from Route 7 but it was a one direction only cut, and Campground Road was already a truck access onto Route 7.
Allen Karnatz asked if Pete had any plans for the remainder land. John Madden wanted to know if this area would be developed in the future. No plans for future development at this time. He is concentrating his efforts on the 5 commercial lots and the rest remaining in residential.
The party then moved, over to Campground Road. The access road would be located approximately 300' to the west of the Route 7, Campground Road intersection. Pete mentioned that he would remove all but specimen trees (oaks/maples) from the existing hedgerow. Don Johnston mentioned that if the buildings were 1 story in height, the way the land slopes from Route 7 to the west, one would probably look out over the top of the buildings. John Madden wondered if the entire lot size could hold a large building (i.e. Ames size) Pete mentioned that there is not enough septic area in the entire lot, to host this type/size of building, plus this size project would need a public water system. Pete envisions small type office buildings, no eateries.
